An office building that sat vacant for three years, located in an area and market not known for luxury-class assets or leases, the property on Oxon Hill Road is now the site of a magnificent ten-story, 187-unit community where affordable urban luxury living meets suburban convenience.

The vision for The Oxford’s dramatic makeover originated with our trusted development partners at Varsity Investment Group. We launched an intensive market study, from Southern Maryland to Woodbridge and all major cities in between, to determine a multi-tiered marketing strategy that would speak to the amenities that satisfy needs across market segments. Next, we crafted custom messaging to overcome any objections each market segment may have with ample proof supported by the higher quality finishes and amenities available to the geographic locations served by The Oxford. 

Located along the Capital Beltway just minutes away from Downtown Washington D.C., Reagan National Airport and the MGM National Harbor, the property had incredible potential to attract a wide array of residents from suburban Maryland, northern Virginia and Washington D.C. Add in its adjacencies to great local restaurants and movie theatres, and all that was left was to create the actual destination to establish this brand-new leasing market and community.

During the construction phase, we walked every individual unit to ensure specific amenity premiums based on view, access to elevators and proximity to shared spaces. Varsity Investment Group delivered a stunning building, with twelve-foot ceilings, quartz counters and stainless-steel appliances in each unit. Luxury amenities like the dog run, pet wash, fitness center and 10th Floor Observation Deck that features unobstructed views of the D.C. skyline are also part of the casual, modern elegance The Oxford offered potential residents. All that was left was to apply the Gates Hudson method of management and let our expertly trained staff provide our signature high-touch, client-first experience to both potential and future Oxford community members.

Through daily dialogue and weekly meetings with ownership, Gates Hudson nimbly managed the nuances of a rapidly changing submarket.  Our weekly market surveys to gauge leasing activity of competitors coupled with weekly adjustments to advertising messaging and reach resulted in an optimized advertising ROI and a seamless approach to achieving the following results:  

● Leased Up in 15 months 

● Market Rent $2.48 per sqft. vs Submarket $2.18 

● Average of 4,000 site visits per month since brand website launch.
