Sometimes a project revitalizes a building or a piece of real estate. Then there are the special projects that revitalize an entire community. Avra & Cirro at CenterWest in Southwest Baltimore, located one mile away from the inner harbor, is one of those special projects, and a fantastic example of Gates Hudson’s community-within-a-community approach to management on a grand scale.
Led by our development partners at La Cite Development, Avra & Cirro at CenterWest is an $800 million comprehensive plan that includes 3.2 million square feet of new construction and 1,800 new housing units, 20% of which are affordable housing. The once-vacant lots where construction took place have been transformed into the Avra & Cirro luxury apartment buildings, which combine for 262 apartments, 18,000 square feet of retail, a dog park, and new public parks called Poe Park and Central Bark dog park.
Avra & Cirro at CenterWest’s mixed-income, mixed-use luxury living arrangement was less than 30% leased when Gates Hudson took over as property managers, so we put the might of our marketing and managing muscle to use right away. In six months, we more than doubled leads, onsite tours and stabilized the asset, achieving 100% leased status as well as the following successes:
● 4,250 website visits per month.
● Increased time on site by over 50% from previous year.
● 31.41% of all tours and 20.98% of all new leases traced to digital marketing efforts.
● An average of 40 applications per month.
