Patricia Blackburn

Ms. Blackburn’s responsibility is to direct the asset and multi-family property management functions, Gates Hudson Services (Gates Hudson’s construction management company), Gates Hudson Community Management (our Association management company), and Gates Hudson Realty. Patricia has 25 years experience in acquisition due diligence, renovation and management of investment properties. She is Gates Hudson’s principal broker licensed in VA, DC and MD. Patricia served as the 1996 President of AOBA, served on the National Advisory Council of BOMA, and was Vice President and Director of multi-family operations for the Mark Winkler Company.

Mr. Schneider's primary responsibility is to direct the property management and leasing functions for Gates Hudson's commercial portfolio. Mr. Schneider has 25 years of experience in the evaluation, acquisition, renovation and management of investment properties in the Washington D.C. Metropolitan Area. Mr. Schneider has an undergraduate Degree in Civil and Environmental Engineering and a Master of Science Degree in Real Estate and Urban Economics, both from the University of Wisconsin - Madison.

Chief Financial Officer

Ms. Kaplon is primarily responsible for the financial management of the company and oversees all accounting operations. Ms. Kaplon has over 25 years experience in accounting, auditing, and financial management, including over 10 years in the real estate industry. Ms. Kaplon was formerly an audit manager for the "Big 4" accounting firm of Deloitte & Touche, focusing on real estate audits and internal control review. Prior to joining the Gates Hudson team, Ms. Kaplon was Senior Director of Investor Accounting for Sunrise Senior Living Management, Inc. with oversight of GAAP and HUD audits, and owner accounting and reporting for over 400 properties and 30 development projects. Ms. Kaplon graduated Magna Cum Laude from the Indiana University of Pennsylvania with a BS in Accounting and has been a resident of Northern Virginia for over 18 years.

Senior Vice President, Director of Operations & Asset Management

Mr. Larimer has 29 years of property management experience, with operations and asset management responsibility for the performance of Gates Hudson's residential portfolio in Virginia, Maryland, and the District of Columbia. He is also responsible for property level real estate tax review, responding to tax assessments as necessary and overseeing tax appeal issues. Previously Mr. Larimer was Vice President of Residential Property management with full day-to-day responsibility for the Gates Hudson residential portfolio. His prior property management experience includes management of Class A, B, and C properties in three different geographic regions including Iowa, Alabama, and Texas. Mr. Larimer holds a Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM), and has also received the Certified Commercial Investment Member (CCIM) accreditation through the CCIM Institute, an affiliate of the National Association of Realtors. He is a member of the Apartment and Office Building Association and the Property Management Association. Mr. Larimer was an appointed member of the Fairfax County Tenant-Landlord Commission, where he served for five years from 2000 to 2005. He received a B.A. in Communications from St. Ambrose College in Davenport, Iowa.

Mr. Khan has been in the industry for over 20 years. Mr. Khan’s career in Property Management began with Gates Hudson in 1995. However, he re-joined Gates Hudson as Regional Manager in August of 2001 having spent the prior 5 years with Pinnacle Realty as Business Manager. As Regional Manager, Mr. Khan oversaw several property types and classes A, B and C in Maryland, Virginia and DC. Mr. Khan is experienced in acquisitions, dispositions, re-positioning, and lease-ups, in both high-rise and garden style communities. He is well versed in all management responsibilities and physical plant maintenance. Mr. Khan is currently responsible for overseeing 31 properties encompassing over 6800 units in the Northern Virginia/DC area. This includes all property management level staffing needs and daily functions. He holds a Bachelor of Science degree in Marketing from Johnson and Wales University, in Rhode Island with a Bachelor of Commerce (BCOM) Degree in Finance and Accounting. He holds a Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM).

Sheila Jones, Vice President, has more than 25 years of progressively responsible experience directing as many as 6,000 employees in companies with revenues in excess of $100 million. Sheila has led these communities through start-up, turnaround and growth modes. She has managed class A and B properties and specializes in value-add communities. She is an Accredited Assisted Housing Manager to include HUD Assisted Low Income Housing, Housing Choice Voucher and Low Income Tax Credit. Sheila began her career in Property Management as a leasing consultant in 1985 with Grady Management out of Silver Spring, Maryland. She has spent 15 years as a Regional Property Manager and Area Manager in locations along the Eastern United States from Wilmington, Delaware to Richmond, Virginia. Among her significant previous positions, Sheila serves as a member of AOBA and PMA. As Vice President, Sheila is responsible for all operations related to residential management and oversees approximately 4,000 units in Maryland, Washington, D.C. and Virginia. Sheila has been involved in the development, lease-up and stabilization of underperforming assets in Prince Georges County since 2005. Under her guidance, many innovative processes were put in place to improve communities to include health education, financial planning and partnering with Prince Georges County Leadership Team in developing Transforming Neighborhoods Initiative.

Mr. Shaginaw comes to Gates Hudson with over a decade of experience managing local to regional operations in Virginia and West Virginia. He has overseen several renovation projects, new acquisitions, lease ups, and been vital to many due diligence teams. Prior to Gates Hudson, Mr. Shaginaw worked with Archstone, managing residential communities in the busy northern Virginia market. He graduated from Virginia Tech with a degree in property management, and received a certified apartment manager designated from the National Apartment Association.

Jennifer Paige has 15 years property management experience with expertise in the management of the overall management of the operations of portfolios in Virginia, Maryland and District of Columbia. She is responsible for management of Class A,B and C properties and has had extensive lease up experience as both a Property Manager and Regional Manager. Ms. Paige holds a Certified Apartment Manager (CAM) designation from National Apartment Association and was recently elected to the NVAA Board of Directors.

Mr. Shymoniak offers more than 12 years of experience in property management. He began working in the Washington DC market in 2004, and has held a number of different positions in the industry from Leasing Consultant, Leasing Manager, Bookkeeper, Assistant Property Manager, Property Manager, and now Regional Manager for 5 properties in Prince Georges County. Previously, he worked at Apartment Investment Management Company (NYSE: AIV). Ms. Stewart joined Gates Hudson in 2011, and served the role of Sr. Property Manager for our 2nd largest asset in the company. She brings over 20 years experience successfully managing type A lease up communities including high rise & mixed used developments to Gates Hudson. Previously , Ms. Stewart worked for real estate investment trust (REITS) Post Properties ( NYSE: PPS ) for 17 years in the Florida region overseeing new construction lease ups before joining Gates Hudson. Kimberly currently oversees the management and leasing operations of type A & B developments in the northern VA markets. Ms. Stewart specializes in financial reporting, budget preparation, evaluating asset & team performances . She is currently a Certified Property Manager (CMP) Candidate designated through the Institute of Real Estate Management. She is also a 2014 Leadership Award Recipient for Gates Hudson for team mentoring.

Mr. Almanza joined Gates Hudson in 2012. He brings over 12 years of real estate and property management experience which includes overseeing a portfolio of more than 2,000 units for two consecutive employers. As Regional Property Manager, he’s actively involved in budgeting, staffing, training, planning, and support for properties in Arlington, Lorton, and Woodbridge. Prior to Gates Hudson, he worked as RPM for Bonaventure Realty and Community Manager for Archstone. He holds a certification as Tax Credit Specialist from the National Center for Housing Management (2012) and has been honored for property management excellence on six occasions (since 2005). Mr. Almanza is a graduate of Texas A&M University (Recreation, Park and Tourism Sciences).

Mr. Schwartz joined Gates Hudson in 2018. He brings over 13 years of real estate experience, with the past 11 years in commercial property management, development finance and underwriting, and asset management. As Asset Manager, his skillset is critical to business development for a fast-growing portfolio. Prior to Gates Hudson, Mr. Schwartz worked separate stints as Asset Manager for CW Capital Asset Management then Bentall Kennedy, Regional Development Finance Analyst for Westfield, and Real Estate Manager for CB Richard Ellis. He has overseen over 10 Million SF of development worth over $8 Billion in investment throughout the United States. He is licensed as a real estate broker in Maryland and Washington DC (since 2016). Mr. Schwartz is a graduate of the University of Maryland at College Park (Sociology) and holds a Master of Science degree from American University (Real Estate).

Ms. Kiley has over twenty seven years experience in all facets of Real Estate, Property Management and Operations Management. She specializes in personnel management, organizational analysis, and systems development. Ms. Kiley attained the company's Accredited Association Management Company (AAMC) designation from the Community Associations Institute (CAI) which demonstrates Gates Hudson Community Management's commitment to ensuring that the staff has the skills, experience, and integrity to help communities succeed. She is a Certified Manager of Community Associations (CMCA), an Association Management Specialist (AMS), and a Professional Community Association Manager (PCAM). She is a Certified Analyst with the AVA Presidents Program, Bizet Human Asset Management, and is a member of both CAI and the Property Management Association (PMA). Ms. Kiley holds the Certified Property Manager (CPM) Executive title for Gates Hudson Community Management's Accredited Management Organization (AMO) certification with the Institute of Real Estate Management (IREM). She is a member of IREM Chapter 8 in DC and previously served on the Board of Directors as Director of Strategic Planning and Chapter President. Ms. Kiley received a Bachelors of Science in Business and obtained Dual Masters Degrees in Technology Management and Business Administration (MBA) from the University of Maryland. Mr. Massey has an extensive background in Accounting with more than twenty years of experience. He is responsible for the overall functioning of the Accounting Department, including the company's internal controls, financial statement reporting and cash management. Mr. Massey provides hands-on training classes to Board Members on "How to Read and Understand Your Association's Financial Statement." Mr. Massey has spent the majority of his career supervising accounting personnel, constructing and instituting efficient in-house policies and procedures, creating appropriate checks and balances, and effectively servicing Board clients with top level customer service. Prior to joining the Gates Hudson Community Management team he was the Senior Accountant for a large developer in Northern Virginia. Mr. Massey is a member of the Institute of Management Accountants and the Community Association Institute (CAI). He is a Certified Manager of Community Associations (CMCA) and an Association Management Specialist (AMS). Mr. Massey received a Bachelors of Science in Accounting from North Carolina A&T State University and a Master's of Science in Accounting from Bloomsburg University.

Mr. Khan has over fourteen years of experience in multi-family and association management. He specializes in developer transition communities in Maryland, Virginia and the District of Columbia. As a member of the executive management team, he is responsible for the vision of the company and is involved in all aspects of the Gates Hudson philosophy, including maintaining relationships with present clients and future growth planning for the company. Mr. Khan is a Certified Manager of Community Associations (CMCA), an Association Management Specialist (AMS) and a Professional Community Association Manager (PCAM). Prior to joining the Gates Hudson team in 2002, Mr. Khan worked in Sales and Marketing for property developers. Mr. Lyons has eleven years of experience in the community management industry. He specializes in portfolio management which consists mostly of condominium and HOA communities in the Northern Virginia area. Mr. Lyons is a member of the Community Association Institute (CAI) and currently serves on CAI's Virginia Legislative Action Committee. Upon moving to community association management twelve years ago, Mr. Eglin engaged in the business of managing a condominium community and immediately began working on achieving his professional designations. Mr. Eglin has obtained his Certified Manager of Community Associations (CMCA) designation, Association Management Specialists (AMS) designation, and Professional Community Association Manager (PCAM) designation. Mr. Eglin is an active member of the Community Associations Institute on the Virginia Legislative Action Committee. Mr. Ramirez-de-Arellano brings over 31 years of experience in the hospitality/customer service industry. Mr. Ramirez-de-Arellano worked for over 18 years in the hotel industry; where he managed hotels in the United States and Europe before becoming the Global Corporate Director of Training for Swissotels. In 2003 he made the transition to Property Management where he managed and oversaw three new condominium developments. He served as the General Manager for them until the homeowner’s association took over. In 2008, he joined Gates Hudson in the Commercial Division where he was the Director of Tenant Services for the entire commercial portfolio. In 2012, Mr. Ramirez-de-Arellano then joined Gates Hudson Community Management as a Community Manager at a luxury high-rise condominium in Washington, D.C. Mr. Ramirez-de-Arellano was recently promoted to Regional Vice President. Mr. Ramirez-de-Arellano has obtained his Certified Manager of Community Associations (CMCA) designation. Mr. Ramirez-de-Arellano has a Bachelor of Arts in Political Science with a double minor in Psychology and French. Mr. Ramirez-de-Arellano is fluent in English, Spanish, French and proficient in Italian, Portuguese and German.

Ms. Walter primarily oversees the day-to-day operations of the entire Accounting Department and is a key resource in the compilation and implementation of internal policies and procedures. She possesses hands-on experience in all facets of Gates Hudson Community Management Accounting policy and thus is instrumental in training and mentoring all staff to ensure quality control. She also works closely with the CFO on special projects such as large-scale loan processing and special assessment administration. Ms. Walter joined the company in 2008 and brought a wealth of knowledge from her prior employment with another community association management firm. Her professional background and her remarkable attention to detail are key to our success in smoothly and efficiently onboarding all new clients - transitions for which she has personally overseen since 2009. Ms. Walter is a member of the Community Associations Institute (CAI) and is both a Certified Manager of Community Associations (CMCA) and an Association Management Specialist (AMS). She is a George Mason University Alumna and additionally holds a Certificate in Accounting from the University of California at Berkeley.

Ms. Timonere has more than nine years of experience in property management with Gates Hudson Community Management. She is responsible for ensuring all employees can provide excellent customer service by giving them the information, tools and training they need to be successful. Prior to joining the corporate office team, she managed a variety of condominium associations in Washington, D.C. ranging from a new construction small boutique property to larger properties with unique amenities and management needs. She is a member of the Community Associations Institute (CAI). Ms. Timonere graduated from Otterbein University in Ohio with a Bachelor of Arts degree in Communications and minors in Public Relations and Political Science.

Ms. Gray joined Gates Hudson Community Management in 2012. She brings 15 years of property management experience. In her role as Client Relations Manager, she is responsible for managing client relationships, responding to management inquiries, preparing proposals for new business, overseeing the company involvement with industry events and education, and liaising between GHCM and its clients. Ms. Gray works with the Community Management team in order to motivate members to provide the highest level of customer service. Prior to joining the Community Management team, she worked for seven years as Assistant General Manager at Marriott. She is a member of the Community Associations Institute (CAI) and is a Certified Manager of Community Associations (CMCA). She is also a notary and holds a salesperson license in the Commonwealth of Virginia.

Mr. Schechtel is responsible for all service lines within Gates Hudson’s commercial division, which include property management, facility management, agency leasing, tenant representation and investment sales. Mr. Schechtel has over 25 years of experience in commercial real estate and joined the Gates Hudson team in 2009. Since then, he and his team have managed a commercial property portfolio of 4 million square feet, produced a leasing transaction volume of over $800 million and assisted clients with either the acquisition or disposition of real estate assets valued at over $1.5 billion. Prior to joining Gates Hudson, Mr. Schechtel was with Cushman & Wakefield for twelve years where he most recently served as Director of Asset Services for its Washington, DC and Baltimore Metropolitan markets. He received a Bachelor of Science Degree from Virginia Tech and has completed graduate coursework in real estate at the Gund School of Design, Harvard University.

As Senior Leasing Agent, she oversees a portfolio of office, retail, and medical properties on behalf of various property owners. Prior to Gates Hudson, she worked in public relations for Mobil Oil Corp. and Environmental Science Engineering (ESE). She is a licensed salesperson in the Commonwealth of Virginia. Ms. Daisley joined Gates Hudson in 2019. She brings over 12 years of property management experience, which includes commercial office, industrial, residential, and shopping center management. As Commercial Property Manager, she manages the building operations, tenant and owner relationships, and financial management for her portfolio in Northern Virginia. Prior to Gates Hudson, she worked in property management with The RMR Group, Duke Realty, Forest City Realty Trust, and Simon Property Group. Kelsey has been actively involved in AOBA, including participating in the Virginia Legislative Committee and on a Rising Leaders Panel. She also served on the United Way Montgomery County Regional Council. Ms. Daisley is a graduate of Trinity University in San Antonio TX (Economics and Business).

Mr. Moshos is responsible for all operational aspects of GHA Services, including project and facilities management, engineering services, energy management, project renovation, business development and customer service. Mr. Moshos brings over 20 years of experience in the construction industry. Prior to joining GHA Services, he was president of J&M of Northern Virginia, specializing in landscape construction and design. During his tenure with J&M, Mr. Moshos has also served in many capacities with Gates Hudson ranging from Senior Project Manager to construction management consultant for many large renovation projects. Mr. Moshos attended George Mason University and currently holds a Virginia real estate license as well as a Virginia Class A Contractor's license.

Senior Vice President of Energy & Sustainability

Mr. Barton has over 26 years of property management experience. Mr. Barton's primary responsibilities include oversight of all sustainability, energy management and utility programs within the Gates Hudson portfolio. Utility management programs include deregulated utility purchasing, energy auditing, utility budgeting and resident billing oversight. Mr. Barton holds a LEED Green Associate credential through the U.S. Green Building Council and is a Certified Energy Manager (CEM) and a member of the Association of Energy Engineers. Mr. Barton received a Master of Science Degree in Sustainability Management from American University and Bachelor of Science Degrees in Communications and Psychology from James Madison University.

Mr. Kline joined Gates Hudson in 2016. He brings nearly 10 years of construction, sales, and management experience which includes budgeting, procurement, financial control, reporting, and project delivery. As Project Manager, he plans, manages, and delivers capital expenditure and in-unit renovation projects. Prior to Gates Hudson, he worked as Project Manager for Remington Construction. Mr. Kline is a graduate of George Mason University (Communications).

Ms. Guillermo joined Gates Hudson in 2012. She brings over 14 years of experience in real estate administration and financial, which includes preparing the Services budget and closely monitoring capital expenditure transactions. As Project Account Manager, she assists in the contracting process, oversees all accounting and dispatch processes, serves as a liaison between customers and sub-contractors, and ensures proper documentation. Prior to Gates Hudson, she worked as Project Manager for Welch Construction, Project Coordinator for Vornado Charles E. Smith, and Administrative Assistant for The Mills Corporation. Ms. Guillermo is a graduate of the University of Phoenix (Business Information Systems).

Ms. Lowe has over 30 years of experience in the multi-family industry. She has established and implemented a training program that focuses on providing Gates Hudson employees with tools that will foster and enrich their ongoing professional development, while enhancing their value to Gates Hudson’s clients. Prior to that she was intimately involved in all aspects of multi-family housing, and was responsible for overseeing and leading teams as a Property Manager, Regional Manager, and Director. A graduate from Virginia Tech University, Ms. Lowe is a member and active participant on the VA Tech Property Management Advisory Board.

Ms. Rodich now uses her over 30 years of property management experience to train residential site staff on all software systems and to write and ensure compliance with policies and procedures. Before moving to the training and education team Ms. Rodich managed A, B and C class properties both on-site and as a regional manager. Ms. Rodich holds the Tax Credit Compliance certification (TaCCs®) and is a certified Mixed Finance Trainer for LIHTC properties.

Ms. Cahill joined Gates Hudson in 2017. She brings over 9 years of property management experience. In her previous role as Regional Property Manager, she exhibited strong leadership and a “make it happen” attitude that drove teams and assets to new levels of performance, revenue, and growth. Prior to Gates Hudson, Ms. Cahill was Regional Portfolio Director at Wood Residential Services (for their Mid-Atlantic region). She also worked for Archstone before transitioning to Avalon-Bay during the Archstone/Avalon transition in spring of 2013. She has experience in both A and B class properties, from lease-up to stabilized assets. In her current role as Director of Organizational Development & Customer Experience, she assesses needs, designs and implements continuous learning programs, evaluates progress, looks for innovative growth strategies, champions the customer (employees, residents, vendors, and more), and drives brand loyalty with respect to our Crystal City portfolio. She holds a CPM designation from IREM. Ms. Cahill is a graduate of Central Michigan University (Education and Leadership).

Leasing Training Manager

Ms. Johnson joined Gates Hudson in 2012. She brings nearly 20 years of hospitality, media, sales, and marketing experience. As a member of the Education and Training team, she assists in the implementation of company policies, technical support for Yardi systems (Voyager, RENTCafe, CRM), market research and analysis, personalized coaching of large sales teams, and execution of workshops in customer relationship management. In 2017, she helped Gates Hudson to raise its overall customer performance score by 9% (Ellis Traditional Multifamily Industry Benchmark). Prior to Gates Hudson, she was a regional marketing manager at Fairfield Residential (metro Washington DC), a general manager at Caviness & Cates Property Management, and a property manager at Weber Properties (both of Fayetteville, NC). She holds the highest designations from the National Apartment Association as Certified National Apartment Leasing Manager (NALP), Certified Apartment Manager (CAM), and Certified Apartment Property Supervisor (CAPS). Ms. Johnson is a graduate of the Latin American University of Science & Technology (Marketing).

Revenue Manager & Systems Analyst

With 15 years experience in property management, Ms. Galtarossa provides analytical support in pricing decisions for Gates Hudson’s portfolio of quality apartment communities located in Virginia, Maryland, and the District of Columbia. As Revenue Management Analyst she provides research, analysis, and pricing recommendations to property managers and portfolio executives. As member of Education and Training Department of Gates Hudson, Ms. Galtarossa assists in training and provides technical support for Yardi Systems products - Voyager, RENTCafe, and PopCard for residential corporate and on-site staff. Prior to joining Gates Hudson in 2013, Ms. Galtarossa was an Assistant Director of Residential Portfolio at A.J. Dwoskin & Associates, Inc. Ms. Galtarossa holds a Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM) and is affiliate of the National Association of Realtors.

Senior Vice President of Marketing and Business Development

Mr. Gilbert brings extensive marketing experience within the multifamily real estate industry, including sales, training, technology, social media, brand reputation, internet advertising, web 2.0 strategies and execution. Prior to joining Gates Hudson, Steve led marketing efforts for Greystar - responsible for marketing, advertising and new business development for 22,000 A/B/C asset class apartment homes in the Northeast Region of the United States, including multiple lease-up communities within some of the nation's most competitive high barrier to entry markets. Prior to joining Greystar, Steve served as Vice President of Marketing and Training for Mission Residential - a boutique real estate management company specialized in value-add acquisitions totaling over 14,000 apartment homes throughout Texas and Southeast United States. Prior to joining Mission, Steve worked at AvalonBay Communities, Inc. where he contributed to an award winning multifamily focused cyber-marketing campaign. He holds a B.S. in Business Administration with a concentration in Marketing from the Kogod School of Business at American University in Washington, DC.

Mr. Ford has almost 21 years of experience creating technology products and services for renters, home buyers, multifamily owners/managers and home builders. Mr. Ford manages the company's interactive projects and websites as well as online marketing, social media and web strategy. Before joining Gates Hudson Mr. Ford was Co-Founder and COO of RentAdvisor, a leading national reputation management and lead generation platform for multifamily operators and renters. Before then Jonathan was a Director then Vice President at Primedia (now RentPath) responsible for interactive product development including ApartmentGuide.com, RealEstate.com and NewHomeGuide.com.

Mr. Gillman joined Gates Hudson in 2019. He brings over 15 years of residential marketing experience. As Director of Marketing, he works closely with property owners and their representatives to ensure first-rate branding and consistent traffic. Prior to Gates Hudson, Mr. Gilman was Senior Director of Marketing at Bernstein Management Corporation overseeing 90+ residential and commercial properties and Director of Marketing at The Bainbridge Companies overseeing 19,000+ units in seven states. He also worked for Sunrise Senior Living as Director of Resident Services before transitioning into marketing in the spring of 2007. He is skilled in strategic marketing, branding, communications, budgeting, project management, team building, and training. Mr. Gillman is a graduate of the Northern Virginia Fire Academy.

Mr. Murphy's primary responsibilities include managing all aspects of the company's information management systems. With 8 years experience as a regional property manager, Mr. Murphy brings a unique experience to the Gates Hudson team. His understanding of the core business is critical when implementing technologies for our clients. During his tenure at Gates Hudson, Mr. Murphy served as Vice President for MeterCOM and 21 RealCOM, providing management and technical expertise to both companies. Mr. Murphy has 33 years in the property management industry with the last 25 years in the Gates Hudson family. Mr. Murphy holds a BA in Journalism from the University of Texas at Austin.

Ms. Shukla is a 22 year property management and technology veteran responsible for the mission-critical information systems on which our company and clients depend. Most recently she led migration efforts from legacy platforms to Yardi 6 and subsequently 7S. She also educates team members on new capabilities & procedures and maintains security. Ms. Shukla was a founding member of the Jenark User Group Board and served as President for 3 terms. Ms. Shukla received a B.S. in Business Administration specializing in Marketing and Management from Virginia Tech.

Mr. Siah joined Gates Hudson in 2006. He brings over 10 years of experience in IT operations. As Network Engineer, he has an immaculate track record in handling infrastructure projects for the entire Gates Hudson portfolio. Responsibilities include oversight of all computer network, licensing, disaster recovery, physical and virtual infrastructure, database backup, and maximum uptime assurance for over 100+ networks and multiple WAN network environments. Mr. Siah is both Cisco Meraki and CompTIA certified.

Ms. De Los Santos joined Gates Hudson in 2016. She brings over 10 years of project, vendor, and telecom management experience. As IT Administrator, she continuously reviews our IT vendor contracts and researches new solutions to improve efficiency and cost reductions for our portfolio. She has generated $200,000 in savings through contract renegotiations and has streamlined deployment of company equipment. Prior to Gates Hudson, she worked as system administrator and project manager for a general contractor in Alexandria VA. Projects included expansions of Inova Urgent Care build-outs and American University remodeling projects. Due to their high volume, she converted the entire company to a cloud-based structure to allow all employees to work simultaneously from various construction sites. Ms. De Los Santos is working toward her CCNA certification and her Bachelor’s in Computer Science at University of the People (online).

Controller

Donna Kung is Gates Hudson’s Controller with the primary responsibility to oversee accounting and financial reporting for investors and lenders. Ms. Kung has 30 plus year’s property management accounting experience with a strong background in commercial property management and lease administration including Carr America and other property management companies. Ms. Kung has been a member of the Gates Hudson accounting management team for the past 10 years and has overseen as many as 12,000 residential units, 24 commercial buildings tenant leases and well over 3 million square feet of combined office, shopping center and office condominium buildings. Ms. Kung has an Accounting degree from Guildford College.

Director of Human Resources

Mr. Schwartz joined Gates Hudson in 2018. He brings over 10 years of HR management experience which includes HRIS, benefits administration, training, and onboarding. As Director of Human Resources, he achieves objectives through teamwork, customer focus, and strong interpersonal skills. Prior to Gates Hudson, Mr. Schwartz worked as HR Business Partner at Sentel Corporation in addition to separate stints as HR Manager for AI Solutions and Dynamic Devices. He received SHRM-CP and PHR certifications from the Society for Human Resource Management (2012 and 2015, respectively). Mr. Schwartz is a graduate of the Roanoke College (Psychology) and holds a master’s of science degree from Penn State (Human Resources and Employment Relations).

Ms. Zegarra joined Gates Hudson in 2017. She brings over 8 years of payroll, human resources, and office management experience. As Benefits and Payroll Manager, she exhibits creative leadership and helps to ensure a vibrant employee culture. She has grown in her role to include skills in conflict resolution, change management, employee retention, and benefits administration. Prior to Gates Hudson, Ms. Zegarra worked as a payroll and human resources professional at two Washington DC government contractors, Creative Information Technology, Inc. (CITI) and INFOZEN. She holds separate certifications in payroll management and human resources management from George Mason University (2011 and 2014, respectively). Ms. Zegarra is a graduate of the Institute of Superior Technology of Exterior Commerce in Lima, Perú (Business Administration, International Business) and the Washington Business School of Vienna, Virginia (Microcomputer and Management Program).

Ms. Russell joined Gates Hudson in 2018. She brings over 16 years of human resources and recruiting experience, which includes in-depth knowledge of talent management, strategic consultation, and project management. As Employee Relations and Recruiting Manager, she develops powerful relationships by seeking to understand stakeholder needs and align HR strategies with business goals. Prior to Gates Hudson, Ms. Russell worked as Senior Associate Relations Professional at Humana, Recruiting Consultant at Pridestaff, and Human Resources Business Partner at ADP. She is a SHRM certified professional (2015), Predictive Index Certified Analyst (2011), and Mental Health First Aid Responder (2017). She is also a four-time award-winner for excellence in her field: Golden Apple “Ash” Award (2013, 2017) and STAR Award (2016, 2017). All were recognitions through Humana. Ms. Russell is a graduate of the Western Governors University (Human Resources Management) and holds a Master of Education degree from same (Learning and Technology).
